Advisory Services
Southern Waters Development ("SWD") is fully equipped to guide you through any type of real estate development transaction. SWD can be of service from the time you identify the potential development site to the time you stabilize or dispose of the asset. Our advisory services include real estate due diligence, entitlement analysis, project underwriting, market studies, capital markets advisory (debt & equity), and assistance in assembling the development team (GC, Architect, Engineers, Landscape Architect, etc.).
Entitlement
Southern Waters Development ("SWD") prefers to take on projects within its own pipeline that are unentitled to create value through positioning the asset for its highest and best use. Meaning that rezoning, land use changes, text amendments, planned development processes, and other technical aspects of the predevelopment phase are not foreign to the SWD Team. We are very comfortable working with local government staff, state government staff, and elected officials at every level to acquire the entitlements necessary to make your project a success.
Site Development
Southern Waters Development ("SWD") builds great communities, but we got our start by providing shovel-ready sites to institutional developers and builders. We've built upon our unique ability to find great sites and acquire entitlements to also include site development. SWD will perform the site inspection, comprehensive earthwork analysis, clearing & grading, and horizontal infrastructure to bring the site to a "shovel-ready" or "finished lot" state.
Land Planning
At Southern Waters Development ("SWD"), we have sharpened our skills through hard work, time, and capital invested in our own pipeline of projects. Land planning is a skill that we've acquired as we began to bring scale to our projects. We found opportunities to reduce our basis through the partial disposition of master-planned development components. Creating a successful master plan comes down to creating a vision that fits the future land use, natural paths of growth in the area, and a thoughtful design that caters to the lifestyle of the local population demographics. SWD works closely with the local government, community stakeholders, and ownership to ensure there is optimum alignment between the master plan and the community it is meant to serve.

Multifamily includes traditional multifamily, low-rise, mid-rise, high-rise, garden style, townhomes, and horizontal apartments (i.e., cottages).

Build-to-rent, also referred to as build-for-rent, includes traditional SFR, townhomes, cottage-style apartments, and other detached SFR.
Manufactured Housing
Manufactured housing includes modular and traditional manufactured housing.
Public Private
Partnerships
Public-private partnerships ("P3") include any project in which the developer is seeking incentives, subsidies, or any other form of support from the local, state, or federal government. Our team has experience in preparing proposals for RFPs, negotiating P3 terms with government staff, and designing a development program that solves stakeholder issues while remaining profitable.
Workforce /
Attainable Housing
Workforce and Attainable Housing include market-rate and subsidized housing that is meant to support those in America's workforce, such as teachers, firefighters, nurses, etc., and those that are socioeconomically disadvantaged. Some projects receive federal, state, and local subsidies, while others simply leverage good design, cost-effective materials, and creative financing to provide essential housing to those in America's lower and lower middle classes.
